    Timing of building permit and development review committee review

    At present, my community allows a builder to apply for Building Permit review while a Major Site and Development Plan is under review by our Development Review Committee (DRC). This causes problems, in that our Building Department is not a member of the Development Review Committee, and is not wanting to become a reviewing member. Thus, the building plans reviewed by the Building Department our not always updated to reflect changes requested by DRC. Has your community encountered this problem, and how was it resolved?

    Sorry about your situation. Fortunately we don't have that problem - they have to apply for a site plan and get approved before they can apply for the building permit. And, at the time they submit the site plan for approval, the building dept gets a copy so they can let us know of any obvious issues with the layout before we get it approved.

    Can you talk to the Dept Heads and/or City Mgr about the process and see if it can be changed? At least have the Bldg Dept on the committee (too bad if they don't *want* to be). A site plan is a legally binding document, so if the bldg dept makes them change it to meet their code, they should be coming back to you guys to approve the changes. It's not fair to keep bouncing them back and forth though, so the bldg dept should cooperate!

    Same here. Building Department will not even review plans until there is a signed site plan. And the Building Department is part of our Design Review Committee that reviews plans during design review.

    In my fair city, weekly if you apply by wed. 12 noon, you are then on the agenda for the following monday's site review committee meeting.

    We're the same:

    Predevelopment meeting;
    PC metings (if needed)
    Site Plan review
    Building permit

    As others' responses suggest, you just can't do business that way.

    Also, you need a new CBO. Building should be on the review committee.

    No building permit until we issue a zoning permit. No ifs, ands, or buts.

    We implemented this (for real) after we found ourselves in federal court.

    Wow, glad I found out now the implications such a policy could have. That's definite ammunition in getting this change in policy made. Thanks!!
