Measuring economic benefits of downtown housing

Does anyone have some good ways to measure the benefits of downtown housing on a community?

We're seeing noticeable differences, number of service businesses in Detroit's CBD are way up. People are on the street walking, hanging out in the parks, its not a very technical analysis for sure, but we have no doubt benefited from all of the loft conversions.
