Searching for books, articles, case studies or other sources of information on the relative impacts of truck stops (such as "Truck Stops of America) on the developability and relative value of adjacent or nearby commercial properties when such properties are zoned for consumer commericial activities or for business / corporate office. The hypothesis is that the devleopment of a large truck stop use (parking for 25-50+ trucks) and realted activities would reduce the developability of neighboring commercial properties as described for their intended use. In effect, do such activities have a chilling impact on desired development in the surrounding area? This is the intuitive conclusion. I am looking for supportive back-up which may come from planners, appraisers, retail / office developers or government officials.
