I am looking at the need/possibility for interplay of different types of
real property types in an urban context. As a first step, I would like to
sample the collective wisdom of this site in terms of:

QUALITIES OF PROPERTIES/DEVELOPMENTS THAT ARE DESIRABLE
(and potentially controllable by the real property owner)

Here is a list I began with:

Hierarchycal:
1. Contains iconic /.landmark buildings
2. Well provided with amenities and infrastructure
3. Technically innovative

Utilitas et venustas:
1. Internal unity of design
2. Is well-maintained / avoids dereliction
3. Attuned to overall viability and popular appeal

Small is beautiful:
1. Engages with the surrounding urban fabric
2. Openness to all citizens
3. Adaptability to new trends in tenancy
4. Respectful of pre-existing tenants
5. Accepting of diversity in tenancy
