Thread: Roofing permit

    Roofing permit

    Nothing like starting a thread on the weekend to insure a lot of response.

    The City of Charleston tabled an ordinance that would have required a permit to do any work roofing work. The idea was to keep non-licensed contractors from doing shoddy roofing work around town. The proposal met stiff opposition so it was sent back to the staff to come up with something more workable.

    Are roofing permits common? Or is the City overstepping here? Maybe they are looking for moer work for Stan

    I’m assuming you are referring to re-roof permits. Everywhere I’ve worked (with the exception of that god-forsaken backward hell-hole dump in north Idaho that I hated to wits end that didn’t require a building permit for anything that I never figured out how financial institutions could lend without permits and inspections and..….oh, but I digress), has required re-roofing permits and inspections.
    Permits for re-roofs are nothing out of the ordinary.

    Our City requires a building permit for reroofing if it is over a 2' x 2' section of roof. The County, which covers everything but the City does not require a permit for a roof.

    We require building permits for re-roofs too, but I believe it's required by the Michigan Building Code and not the City's code of ordinances. You might check to see what your state-wide building code requires.We do not issue zoning permits for these permits, but do issue building permits. We require a drawing, indication of materials to be used, and the location of vents/drains/ice guards. We do not require a licensed contractor for re-roofs. A homeowner can do their own roofing, but must pull a permit. I was just reviewing statistics the other day and found that we catch more people roofing without a permit than any other work without permit. This leads me to believe that roofing permits are not required everywhere.

    One purpose of permits is to protect the contractors from unscrupulous competition. After a major storm in the early 90s, and after the shoddy work done by fly-by-night types, the established roofers demanded that we require permits. A homeowner can still do their own work, but we visit such jobs to check.

    If there is no structural work, no permit is required. If it is in a local historic district, a COA is required if there is a visual change.

    Here in hurricane country it's a requirement for any type of roof work - even those flat, tar-type (hot mop) roofs. We had too many people trying to do it on their own and wondering why they'd leak when it rained (or blow apart onto the neighbors during a good storm). Reroof contractor enforcement keeps our building folks pretty busy cause it's a pretty lucrative business for unlicensed contractors.

    No jurisdiction in the Vancouver, BC area requires re-roofing permits.

    Everyplace I've worked you needed a permit for a reroof (that being said, I don't know if it's required up here in Alberta).

    If it is just replacing shingles, then no permit need.

    Anything beyond 4sqft of decking, permit required.
