    Staff report format

I have been asked to look at revising our staff report format. Our staff reports aren't bad, but I would like them a bit clearer. Does anyone have a great staff report that works for them? My goal is to include needed information while removing extraneous information. Any assistance is greatly appreciated!

PM - link to our agenda packet that has rezoning and subdivision staff reports.
    Oddball
Why don't you knock it off with them negative waves?
Why don't you dig how beautiful it is out here?
Why don't you say something righteous and hopeful for a change?

Are you sure you're not hurt ?
No. Just some parts wake up faster than others.
Broke parts take a little longer, though.
