    Examples of revitalized commercial corridors in economically mixed areas?

    Can anyone provide examples of revitalized commercial corridors, especially if they have gone from a more auto-oriented, strip-mall layout to a more pedestrian-friendly, mixed use type of thing.

    We are trying to think of examples to look at, but can only think of examples in communities that are much more upscale demographically (e.g. State Street in Santa Barbara, Colorado Ave in Pasadena). I am interested in finding examples in more average/mixed income cities with less tourists.

    The redevelopment of East Colfax Avenue in Denver is not anywhere near complete, but the ball is rolling. Allowed densities have been bumped way up along the corridor, and a few "nodes" of redevelopment are forming along the route, like the slow gentrification of Capitol Hill and the relocation of the landmark Tattered Cover Bookstore from the Cherry Creek neighborhood (established swanky walkable retail) to East Colfax, which is still very much in transition. East Colfax leads from downtown Denver out to neighboring Aurora, and it is still VERY much economically mixed. It's one of the most colorful corridors in Denver. There's plenty of resources out there about it, due to the change in zoning and the redevelopment that's occurring. This is not an upscale locale, but I love Colfax.

    Oh yeah--and much of Colfax went from pedestrian friendly to auto-oriented, and is now reverting back again to pedestrian friendly.
