    Subdivision net buildable area

    Is there a credible rule of thumb for estimating the net buildable area of a potential subdivision? What I'm looking for is something that says "for a subdivision of 100 acres, 20% (or whatever) will be taken up by roads, etc., leaving a net of 80 acres of buildable land." This would be disregarding slope, areas for schools or churches, etc. Just a basic rule of thumb on how much to net out.

    Looking over my last two subdivisions, they each had net development about 15-20% less than total acreage. They each have 60' road ROW including a 5' sidewalk on one side.
