    Single-family dwelling - alternative terms?

Does anybody have an alternative term for "single-family dwelling"? I know that SFD is old school, but normal people don't use that phrase and look confused when you use it. I'm looking at a code update and would like to find a more sensible phrase for what most people call a 'house'. I'd like something that is scaleable and can be modified to express "duplex, triplex, four-unit dwelling, apartments" etc.

    "Single Unit Dwelling?"

Around here people would probably rename them "Normal People Units"

For what it's worth, the realtor websites almost always call it a 'single family home' or 'single family house'.

    "single detached dwelling"

this definition is superior because it avoids mention of family or building scale
