    [IowaAPA] Caretaker units in commercial zones

    Good afternoon,

    I was curious what your city's regulations are on caretaker or security units for mini-storage properties in commercial zones. We currently only allow these units in Industrial zones but have received several comments that Marshalltown is not "in line" with the majority of other Iowa cities. If you could help me out I would really appreciate it. If you don't allow them I would appreciate knowing that as well.

    We are considering allowing one unit per property, viably distinguished as a residence, along with some other small requirements.

    Since our ordinance in Des Moines allows residential uses in Commercially zoned areas, a caretakers quarters would be allowed. And since our industrially zoned areas don't allow residential uses, the ordinance specifies that only one caretakers quarters are allowed at a site.

    City of Urbandale prohibits living quarters, don't really see a
    justification for allowing. From personal experience in addition to
    City, most self-storage facilities have provisions for after-hours
    access without "human intervention", some don't even have on-premise
    rental/management offices due to small scale/scattered locations.
