Thread: Cyburbia Ridge Plaza

    Cyburbia Ridge Plaza

    During the 1970s a strip center was constructed on Dan Street in the western area of Cyburbia. In the 1990s, the owners did a minor rehab.....nothing special. The object of this thread is to indicate (with each post) the businesses that come and go.

    Neighborhood demographics include generally middle income, mostly blue collar and/or service industry workers. Dan Street is well-traveled, especially during certain rush hour periods, because of the large hospital and medical building complex that is a mile to the east.

    On the east side of Cyburbia Ridge Plaza is Big Al's Used Cars, a reasonably active used vehicle business. On the west side is an older-style Arby's. Across the street is an older tavern.....currently sporting the moniker "Snuffy's". (It has changed names and owners many times.)

    As of January 1, 2009, here was the store list, with original tenants in blue:

    Gimli's Games
    King's Meats (Locations throughout Metro Cyburbia)
    Curves
    Family Independent Pharmacy
    The Beer Dock
    Elbo Room Bar & Restaurant (Thin-crust pizza a specialty)
    Christian Science Monitor Reading Room

    Bank Roll (Money-lending service, check-advance, etc.)
    Medi-Gown (Medical clothing specialists)
    EMPTY
    Subway Sandwich Shop

    On May 1, 2009, Family Independent Pharmacy filled its' last script.....a victim of the numerous mega-drug stores that line Dan Street as you move farther west.

    Each responder can post a biz that is leaving and a new biz.....or one or the other. Good descriptions of the "reasoning" will be especially nice, especially for the non-planner types (me), that are just trying to understand all of this.

    Rumor has it that the owners are considering donating the current empty storefront to a not-for-profit use to drum up more interest and foot traffic (and maybe even get a tax break).

    Gimli's Games has fought valiantly but has been dwarfed by the competition. As a result, it's next to be axed at the shopping center. Rumor has it that Galadriel's Gifts will take it's place in the ring.

    Another unsubstantiated rumor is that Medi-Gowns has lost it's backing and may have significant exposure.

    That rumor has been substantiated. And it's not a pretty sight.

    The franchise owner of King's Meats is nearing retirement. That, combined with more people buying deli products at the supermarket (where they have their prescriptions filled and buy the rest of their groceries), will cause his store to close after Thanksgiving.

    A Mexican restaurant will take its place.

    I would suspect that with the brewing interest in their lines of fine adult beverages, that the Beer Dock will be taking over the space being vacated by the pharmacy.

    That rumor has been confirmed. A Goodwill or similar second-hand shop has expressed great interest in the vacant tenant bay.

    There might be some serious competition for the space.

    In other news, the owners are investigating the possibility of diversifying by adding more coin operated services on the sidewalks out front, such as newspapers and snack machines, as well as looking into adding kiosks for smaller businesses looking for short-term leases.

    The secret hope is a coin operated newspaper machine will run off the homeless guy currently selling papers on the curb.

    The Dan Street Neighborhood is too good to have a center going downhill like this. In response to growing criticism and demands for action, the Community Development Department has negotiated a deal with the center's owner to lease the vacant space and subsequently sublet it to quality tenants that it will help to attract. With the aid of an SBA loan guarantee and an interest-free loan from the City, a new buyer has stepped up to keep several King's Meat locations open, including this one. The Community Development Department is also in negotiations with a neighborhood-based food coop that wants to open a natural/organic foods store in the former pharmacy location.

    In response to the potential increase of quality tenants as well as repeated requests from the neighborhood, the state is looking into seriously leasing the empty space for a license branch. This development is supported by many in the neighborhood as the closest branch is downtown, nearly 20 minutes away. Another possible deal is in the works for a possible Dan Street branch of the Cyburbia Public Library. Seems there is a lot of interest in the empty space. ... Shall be interesting to see how this develops.

    Due to cut backs and revenue short-falls the state and local government are not longer looking at the empty space for the license branch and library. The Cyburbia Planning department has fielded many calls about the space, some potential tenants include a Vietmanese-run nail salon and Mexican bakery, the neighborhood surrounding the plaza has become much more ethnically diverse since its inception in the late 1960s. The Golden China buffet restaurant filled the vacant space.

    On another note, the Christian Science Reading room has been rumored to be looking in the nearby suburb to relocate.

    Pastor Bob's Higher Ground Evangelical Church of our Living God With Us has opened for services in the fomrere empty space. Services will begin this Sunday at 10:30 am with prayer meetings on Tuesday, Wednesday and Thursday nights at 7:00 pm.

    In 2005 Chet opened a Methadone clinic and free abortion stop. Later, we offered HIV testing and free meds for homeless women with red bumps.

    Many interesting possibilities noted above. The owners of Cyburbia Ridge Plaza (Friday Forum Investment Partners, LLC) are meeting this week to make some decisions about vacancies and lease inquiries.

    Concerning outlots......the parking lot is large enough to support a Tim Horton's.

    A recent release by VOC Gases, Inc. (formerly Flatbush Aromatic Release Tank Systems) indicates a desire to expand in CyburbiaRidge. Perhaps there may be some synergy with Blowhard?

    the place needs a cell phone store, an insurance store (with much signage plastered all over the inside of the windows), and a bicycle shop.

    We are covered under the SBD clause of RIFRA (Random Incidental Flatulence Release Act). It was passed unanimously by both houses of Congress just before declaring recess. You may not remember it but there was a big stink about it at the time.

    Doesn't the plaza across the street already have a storefront cell-phone store (the kind with all of those nice bright neon signs) that started its life about 20 years ago as a pager store? Perhaps there is a market demand for a competitor.
