    Things you find next to car lots...

    We've done a few things you find threads. I wanted to add this one since we are getting a big car mall with nothing around it. So what can I expect to be coming soon?

    Once you land an auto mall, you can expect to attract other auto related uses to the area. That means used car lots, other new car lots, auto parts stores, mechanics, tire store, car wash, gas stations, etc. Some restaurants might join in the fray, too.

    What Rygor said. Agglomeration of resources, dvdneal. Agglomeration of resources. Auto dealers attract a cedrtain group of land uses to a much greater extent than other types of retail development, IMHO.

    The origins of a popular Cyburbia meme, the town next door, are due to the vast agglomeration of mechanical commercial or "redneck retail" uses along West Colonial Drive in Winter Garden, Florida. Auto and agricultural implement dealers brought along a host of uses related to internal combustion engines and the devices that incorporate them, to the exclusion of most other uses. Well, except those uses that might prove popular by a certain working-class motorhead crowd, such as combination trampoline/shed dealers or bulk landscape mulch yards.

    It's not so much that you have to worry about what's going in now. Wait 20 years, when the dealer in the car lot is long gone, and it's now a used car or RV center. After that ... just search the Cyburbia Gallery for "Winter Garden". Of course, the demographics of the surrounding area will be a factor.

    Sorry, no lists here. Personal experience tells me it's far, far more complicated than that. Okay ... one item. If the lot is big enough, and it's hear an Interstate highway, look for a new Harley-Davidson dealer, if you've got any in town that haven't upgraded in the past 10 years.
