My employer came to me today and asked me...
look at these.. they were
A. a 19.4 to 21.4 hectares of active parkland.. etc.. 5% parkland dedication..
B. showed me a map within the official plans proposed urban expansion area of two possible park locations in those zones.
so i know i'm being vague. but the parkland dedication of 5% currently does not meet requirements for a new subdivision going up, yet. i say yet because there is a water easement that's going to be taken over in 10 years at phase 5 of the development..etc..and then will be turned into pathway/park corridor.
and the part about the map of the parks open space.. well its more just concept.
so her question was.. do these Offical Plans matter, do they carry any weight.are they legal? what is the point of us fighting for what is shown in the official plans when they don't follow this and even council doesn't follow it.
So i explained, these official plans.. yes they are nice pieces of what our future is going to look like, but there never gonna be followed exactly.. the map is just concept, and the park land dedication its small and its a shit location but we don't really have the power to go to the developer and say this and this is wrong. when there already doing selling points to council that will approve there development phase 1
I'm asking you people now do these officals plans carry weight and if so how much, my employer said she feels as though its futile.
i told her again, we wrote the letter, we have to make council understand, but once you start throwing terms and titles at them, they tend to get alittle scared, besides its the city planners job is to do that, not ours..
anyway its a question rant..
