    Platting of remainder tracts

    Does your jurisdiction have a minimum remainder size that doesn't have to be part of the final plat? For instance, if someone prelims 30 acres but only wants to final plat 20, is there an acreage threshold that they don't need to final? Can they leave the 10 acre remainder until "later"? Here, we don't require remainders larger than 20 acres to be final platted.

    I either include them in the plat as one large property or require at least 3 acres or whatever the minimum acreage is for the zone. Then again, I'm rural so we break up land in weird ways all the time.

    We can set up a remainder parcel as part of a subdivisions under the provisions specified by the California Subdivision Map Act. We can also establish a phased tract map/subdivision, which sounds alot more like your scenario.

    We allow for phases plats in which all the property under a single ownership/tract is on a preliminary and the final is recorded in phases.

    We are setup similarly to Hab...

    1 preliminary could lead to 3-4 separate final plats, each with their own acceptance.

    One huge preliminary plat and several final plats. I've had one residential subdivision with more than 20 phases, so around 1600 lots.

    That's what we do as well. We also require new subdivisions to have a Master Plan of the whole site

    Same here. One large preliminary plat and final plats allowed in phases. We've also had multiple phases, with some of the phases pretty small.
