The city of Cleveland would be a good example - primarily the CBD, although some of the neighborhoods are seeing some terrific rebounds. I agree, it's a broad topic so any specifics you can give would help. If you need info on adaptive reuse projects, Cleveland has dozens.
You may want to check the City of Denver's Lower Downtown district (LODO). I was just there for a conference and was really impressed with the area. I wish the conference would have been pushed back a few weeks to allow us see a game a Coors Field.
