I'm researching armortization provisions. The public intent and reasonableness of amortization provisions is not difficult to figure out. I've got plenty of case law transcripts, but what I need are some working examples from code. Any help will be greatly appreciated.

My view of this type of code is that the muni. needs to be willing to stick to it, and not waffle.

This is true, but a one-size fits all amortization schedule doesn't work since there are varying levels of investment, profitability and relocation costs based on land price, structures, advertising and other associated costs. The costs must be weighed against the benefit to the public of use removal or relocation. Cities should have a long-term schedule for amortization that has some flexibility to deal with the nonconforming uses that present the greatest risk to the public. It's similar to condemnation of structures. Try to weed out the worst first.
