Effect of induatrial zoning on surrounding residential property

Does anyone know of any studies that looked at the effect of changing an industrial area's zoning designation to a less restrictive designation had on surrounding residential property values? For example, an industrially zoned area currently zoned M1 (two classifications, M1 most restrictive, M2 less restrictive) adjacent to a residential area (R1-single family dwellings, etc.). A use variance for M2 is granted to a company in the M1 area. Any documentation that it would negatively effect the property values in the adjacent R1 area?
