Environment Incentives for good environmental plans

I was wondering if any communities have incentive programs for ‘green design’ or including environmental sensitive features in their designs. Not things that would be a requirement like storm water retention ponds, but optional things like increased lot coverage for things like solar panels and green roofs, or can developers do smaller lots for net zero buildings... these types of things.

What does your communities or communities that you know of offer? Do they seem to be enough of a draw for implementing these features or do developers just see it as added costs? Are their different benefits for residential vs commercial projects?
