Parking for Mulitfamily Units

As part of our LUB (ZO) Update, the Municipal Planning Commission asked me to research our multifamily parking rates. Some commission members think that we don't have enough parking, yet it doesn't seem to be a problem so far.

Here are our regs:

1 stall per bachelor suite or 1 bedroom dwelling unit, plus
1.5 stalls per 2 bedroom dwelling unit, plus
2 stalls per 3 bedroom dwelling unit or greater, plus
1 stall per 3 dwelling units for visitor parking.

What are your rates... is this really that far off the mark?

P.S.: this is a suburb and not downtown in a big city.

For a building or development containing up to three dwelling units, 1 per dwelling unit.

For a building or development containing more than 3 dwelling units 1.5 per dwelling unit. No mention of bedrooms.

For reference.

Largest multiple unit dwelling development in area = 72 units in three buildings.

Studio/efficiency: 1 space per unit

One bedroom: 1.5 spaces per unit

Two or more bedrooms: 2 spaces per unit

Visitor: 1 space for each seven units

Car wash area: Required.

We allow some flexibility for senior and low income apartments. For example, some senior projects have recently been approved with fewer than one space per unit.

Our code requires two parking stalls, one which must be covered (garage or carport) and .5 stalls for visitor parking per unit. We don't make a distinction between unit size. So, 2.5 parking stalls per unit.

We require two per dwelling unit ( regardless of single- or multi-family). We rarely grant variances for off-street parking in inner-city neighborhoods, sometimes for very-low density m/f outside the inner-city.
