Zoning: general Redevelopment overlay zones


Hello Ya'll

Does anyone have any experence with this? Horror stories or examples of places where it has worked really well? A few specifics of the potential use:
- "Gateway" corridor to a very upscale community.
- Existing development ia a real mishmash of uses and type/condition of structures.
- Much of the current development is obviously not the "highest and best use" of the property it sits on.

I'm not sure overlay zoning is absolutly the best way to go, but i think that i what will happen.
